Building a House in NSW: A Step-by-Step Guide for Homeowners

Step 1: Preparation and Planning
Before anything is built, groundwork must be done. You’ll need to secure your block of land and arrange for soil testing. At the same time, it’s important to set a budget and apply for finance.
Once you have your finances in place, you can begin planning your design. Often, builders and architects can assist during this phase. In addition, they’ll help navigate local building regulations and codes, such as setbacks and height limits.
Step 2: Approvals and Contracts
After your design is confirmed, your builder will obtain the required approvals. These may include council permits and developer guidelines. During this stage, your conveyancer will review the land and building contracts. This ensures you’re legally protected before construction starts.
Step 3: Base and Frame Stages
Construction begins with site preparation and slab pouring. This is known as the base stage. Underground connections are also installed during this phase.
Next comes the frame stage. Here, the walls and roof trusses go up and your home’s shape really starts to take form. Additionally, an independent certifier will inspect the frame before plastering begins.
Step 4: Lock-Up and Fixing Stages
Once external walls, windows, and cladding are installed, your house reaches lock-up stage. At this point, temporary doors are often used to secure the site.
Then comes the fixing stage. Internal walls, cabinetry, architraves, and tiling are completed. As a result, your house begins to feel like a home.
Step 5: Fit-Off and Practical Completion
During fit-off, plumbing and electrical fixtures are installed. Painters also complete internal and external finishes. Because colour selections are visible now, this is an exciting stage for many homeowners.
Next is the Practical Completion Inspection (PCI). Your site supervisor will walk you through your nearly completed home. This gives you a chance to check finishes and flag any concerns.
Step 6: Handover
Once everything is approved, it’s time for handover. You’ll receive your keys, warranties, and final documentation. From here, you can officially move in and celebrate this major achievement!
Although the construction is complete, builders often offer maintenance periods. Additionally, structural warranties may apply for many years.
