It’s important to note that BASIX applies only in NSW. Other Australian states and territories have their own sustainability and energy efficiency regulations for new developments.
When Do You Need a BASIX Certificate?
You need a BASIX certificate when applying for a Development Application (DA) or Complying Development Certificate (CDC) in these situations:
- Building a new residential home or dwelling.
- Carrying out renovations or additions costing $50,000 or more.
- Installing swimming pools holding 40,000 litres or more.
Without a BASIX certificate, your DA or CDC cannot be approved. Thus, obtaining it early is crucial.
What Does a BASIX Assessment Involve?
A BASIX assessment measures your project’s impact across three key areas:
- Water Efficiency: reducing potable water use through features like low-flow fixtures and rainwater tanks.
- Energy Efficiency: improving energy performance using insulation, efficient heating and cooling systems, and lighting.
- Thermal Comfort: ensuring your home stays comfortable year-round through design elements such as window placement and shading.
Importantly, these assessments are tailored to your specific location and climate. This means BASIX sets the right sustainability targets for your area, helping create energy- and water-efficient homes suited to local conditions.
Understanding and meeting BASIX requirements is a key part of the development process in NSW. Since a BASIX certificate is only valid for three months from the date of issue, it’s important to time your application carefully.
