Most purchasers typically attend 15-20 open homes before they find the right one. With that in mind, knowing what to look for and the right questions to ask can ensure you find the right property for your needs.

Below is a guide to help you make the most of visits to your open houses.

 

Before Attending an Open House

Preparing for open houses is key. Start by registering your details with the agent before the event. This allows the agent to expect your visit and helps build a connection. Aim to arrive on time, preferably at the start of the open house, so you can take your time to inspect the property thoroughly.

Before attending, create a list of your “must-haves” and “nice-to-haves” in a home. This will help you stay focused and avoid being distracted by features that don’t align with your priorities.

 

Considerations During the Viewing
  1. Condition of the Property
    Look for signs of wear and tear, such as cracks in walls, water damage, or structural issues. Pay attention to the roof, windows, and floors, as these can be costly to repair.
  2. Plumbing and Electrical Systems
    Test taps and light switches, and check water pressure to make sure the plumbing and electrical systems are in good condition. These systems can be expensive to fix if faulty.
  3. Noise Levels
    Spend time in different areas of the home to get a feel for the noise levels. Are there any disruptions from traffic or neighbours that might affect your quality of life?
  4. Natural Light and Ventilation
    Ensure the home has adequate natural light and ventilation, especially in areas like the kitchen and bathrooms, where moisture buildup can lead to problems.

If you’ve already secured pre-approval for a loan, it’s important to inform the agent early on. Mentioning your pre-approval shows the agent that you’re a serious buyer and ready to move forward quickly if you find the right property.

However, there’s no need to disclose the exact amount of your pre-approval unless you’re specifically asked. Agents may ask for this information when you’re ready to make an offer, but for now, simply stating that you’re pre-approved lets the agent know you’re financially prepared.
